| Objectives | The aim of this project is to encourage incorporation of energy efficiency and environmental management into new lease contracts through development of a good practice guide for landlords and tenants. The guide will incorporate and build on the existing Code of Practice for Commercial Leases in England and Wales and will encourage uptake of the guidance document through: incorporation of feasible techniques and model lease clauses from R&D case studies into the document; working with the project consortium to disseminate the document to other stakeholders, property management consortiums, Associations and Professional Institutes. | |
| Abstract | The Code of Practice for Commercial Leases provides guidance for increased flexibility and shorter lease lengths, and encourages landlords to provide priced alternatives for services or facilities. Currently it does not include guidelines for landlords or tenants to incorporate energy efficiency and environmental management into leases. Buildings account for half the energy consumed in the UK. A typical office building could save 0.05 tonnes CO2/m2 with bottom-line business benefits. The goodpractice guide, based on the Code, will also respond to recent changes in the Building Regulations and European Directives (Energy Performance of Buildings). It will encourage and promote a sustained reduction in CO2 in the commercial sector. The project is divided into three phases: guide development, promotion through education and encouragement, and national dissemination. The resulting new document will provide UK-wide guidance, with added business incentives for landlords and tenants at negotiation stages, for incorporation of energy efficiency and environmental best practice into new lease contracts | |
